Repair or replace? A homeowner's guide to roof repair and replacement costs in Cork

Repair or replace? A homeowner's guide to roof repair and replacement costs in Cork

It is the question we are asked on nearly every inspection: can this be repaired, or am I looking at a new roof? The honest answer is that most roofs we are called to can be repaired — but not all of them, and the difference is worth understanding before anyone gives you a price.

When a repair is the right call

A repair makes sense when the roof covering itself still has life in it and the problem is local. That covers the large majority of call-outs:

  • A handful of slipped or cracked slates after a storm
  • A ridge that needs re-bedding where the mortar has let go
  • Failed lead flashing at a chimney, valley or abutment
  • A leaking rooflight surround
  • A split or blister in an otherwise sound flat roof

In each of those cases the roof is doing its job everywhere except one place. Replacing the whole thing would be spending thousands to solve a problem worth hundreds.

When replacement is the cheaper option

Replacement wins when the failures have stopped being local. The clearest sign is nail fatigue: on older natural slate roofs the nails rust through and slates start slipping one after another, a few every winter. You can keep paying for call-outs, or you can strip the roof, re-felt, re-batten and re-cover it once.

The other honest triggers are a covering that is simply at the end of its life — brittle fibre-cement slates that crack when touched, concrete tiles that have lost their surface and are absorbing water — or a roof where the felt underneath has perished, which lets wind-driven rain straight into the timbers even when the slates look fine from the ground.

What actually drives the price

Two roofs of the same size can be priced very differently, and it is rarely the tiles that explain the gap.

  • Access. A bungalow you can reach off ladders costs a fraction of a three-storey terrace that needs scaffolding.
  • Pitch and complexity. Valleys, dormers, hips and multiple chimneys all add labour and leadwork.
  • What is under the covering. Sound battens and felt keep the job simple. Rotten rafter ends or perished felt add work that nobody can see until the slates come off.
  • The covering itself. Natural slate costs more than fibre-cement, which costs more than concrete tile — and matching an existing roof costs more than starting fresh.
  • Disposal. A full strip produces a skip or two of waste, and that is a real line on the quote.

Getting a quote you can trust

Ask for three things from anyone who prices your roof. First, photographs of what they actually found up there — if nobody got on the roof, they are guessing. Second, a written quote that separates materials, labour, access and disposal. Third, a straight answer on what happens if something is found underneath: a good roofer will tell you the likely extras before starting rather than presenting them as a surprise.

We give a free inspection and a written price across Cork City and County, and we will tell you when a repair will do — even when the bigger job would suit us better.
