Why flat roofs leak

Nine times out of ten it is a detail, not the field of the roof: the upstand where it meets the wall, the outlet, the drip edge or a seam that has lifted. Old three-layer felt also goes brittle with age and splits along the line where it has been walked on. The deck below is what decides the cost — if it is still sound, a new covering is straightforward.

Which covering is right?

  • Torch-on felt — proven, economical, good on larger roofs and awkward shapes.
  • GRP fibreglass — seamless and hard-wearing, ideal for balconies and roofs that get walked on.
  • EPDM rubber — a single sheet with very few joints, quick to fit, long life on simple rectangles.

Common questions

How long does a flat roof last?
A properly laid felt roof gives you 15–20 years, GRP and EPDM longer again. The details and the falls matter far more than the brand of the material.
Can you fix ponding water?
Yes — by correcting the falls with new firrings or by repositioning the outlet. Covering over ponding without fixing the fall just buys a year.
